Tourist Homes Not Allowed in the Town of Parker

Did you know that tourist homes (i.e. Vrbo, Airbnb, etc.) have not been permitted in residential areas of Parker since the Town first adopted its zoning ordinance, as early as 1981? Although this restriction has been in place for many years, the Town’s Land Development Ordinance (section 13.02) was recently updated to clarify the definition of a tourist home as the short-term rental or lease of any dwelling for less than 30 days.

Parker is working to ensure that our community is aware of this existing ordinance, which will be enforced by the Parker Police Department on a complaint-driven basis. If a complaint is received about a residence, an officer will investigate with an educate-first approach. Homeowners found to be in violation of the ordinance will first receive a warning and be given a chance to voluntarily comply with the Code before enforcement action must be taken.

Homeowners with multiple violations will be issued a municipal summons to court, and may be sentenced to a fine up to $1,000 per Parker Municipal Code 4.03.470.
